STEP 3: OFFER & NEGOTIATIONS
Once we narrow in on an ideal property, I'll research comparables and market statistics to offer pricing and strategy recommendations to submit a competitive, strong offer. Upon submitting our offer, I'll work on your behalf to negotiate terms of the contract in your favour.

STEP 4: ACCEPTED OFFER & CONDITIONS
Once we have an accepted offer, we'll proceed through each step of subject removal, dependent on the specific terms and conditions of your contract. I'll connect you with professionals to facilitate next steps that will bring us to closing (home inspectors, tradespeople, lawyers etc). I'll assist in coordinating any inspections (home, perimeter drains, oil tank scans) then we'll review reports and proceed with removing subjects once you're satisfied with all findings. Your lender may also have us coordinate a home appraisal as part of the financing process.

STEP 5: CLOSING CONFIRMATION
Working with your chosen lawyer, we'll confirm the date and location to finalize all documents in preparation for closing. Once we've received clearance that all is complete (from your lender and lawyer), I'll arrange handing over your keys and welcoming you into your new home.
