Zoitsa helped my husband and me buy our first home together. It was a nearly one-year process, and she was incredibly patient and experienced in helping us navigate one of the most important decisions of our lives. We couldn't be happier with our experience or with the home we bought - it hit all our wish list items at a price we could afford.
In particular, Zoitsa has an exceptional talent for negotiation and building relationships/a network. We could discuss strategy (and our limitations) openly and honestly. We always felt confident that she was representing our needs and best interests. She's also so well connected and gave us excellent recommendations for other professionals we needed along the way.
We felt like we were in great hands and, importantly, never overwhelmed by the process.
I hope we're not buying again anytime soon, but if we were, I'd be excited to work with Zoitsa.

Zoitsa made my dreams come true. I bought my first home with some added layers that most transactions don't have, and she handled every one of them without letting it become my problem. She walked me through each step before I got there: what was coming, what it meant, and what I needed to decide. When I was weighing something, she gave me the real picture instead of the easy answer, and she never pushed, which mattered to me as a first-time buyer! Buying a home is emotional, and there were stretches where I was overwhelmed. Zoe was steady through all of it and was so without ever making me feel like I was asking too much. I'd recommend her to anyone, but especially to anyone walking this path for the first time. You will not find someone who works harder for you.

Working with Zoe was an incredible experience from start to finish. As a young family relocating from another province, we were nervous about navigating such a competitive market—but she made the entire process feel manageable and even exciting.
From day one, she was attentive, responsive, and truly took the time to understand what “dream home” meant to us. We were wavering between a new build, a home with a suite, or a fixer-upper and Zoe was patient through the process and provided honest advice that helped us feel confident in every decision in a market we are unfamiliar with.
What stood out most was her dedication and work ethic. In a fast-moving market, she acted quickly and strategically, ensuring we never missed an opportunity while also never pressuring us into something that didn’t feel right. Thanks to her expertise and support, we found a home that checks all our boxes—and more.
We’re so grateful for her guidance during such a big life transition and would highly recommend her to anyone! Plus, you will have the most fun, Zoe is such a joy! She truly made our dream a reality.
Thank you so much,
Kaitlyn, Jared, Jade & Esme.

Working with Zoitsa was truly one of the best decisions I could have made during a really emotional and transitional time. Selling my home and finding a new one was a big change and she handled every step with so much patience and grace.
She went above and beyond helping me prepare my home for the market. She even styled my furniture and items I already owned to make everything feel just right. When I needed more time before listing due to a personal matter, she was incredibly understanding and never made me feel rushed. When the time came she moved quickly with beautiful marketing and media that I’ll honestly cherish forever as memories of my home.
The buying process had some challenges along the way but Zoitsa never wavered. She worked tirelessly advocating for me and made sure we didn’t miss out when I knew I'd found "the one". She kept me calm when things felt overwhelming and guided me all the way. I’m now in a home I truly love and feel so grateful for her support through it all. I couldn’t recommend Zoitsa more!

Zoitsa is incredibly kind, professional, and excellent to work with. When I was looking for a condo in Victoria, I was going through a big life transition full of unknowns. She was readily available to answer my many questions and was flexible when my needs or mind changed. She always made me feel empowered in my decision-making and never pushed or hurried me into anything. I appreciated that she took the time to make sure I was taken care of when she was away as well. I haven't regretted my condo purchase for a second. I highly recommend working with her whether on your first buy or tenth! Thank you, Zoitsa!
EDIT 2 Years later: Wow! Another amazing experience with Zoitsa! She matched my partner and I with a fabulous mortgage broker she knew and got us on track to purchase our first home together. Incredibly prompt, thorough, and knowledgeable, Zoitsa supported us in getting our house at a fabulous price. She was incredible - answering our many inquiries (and sometimes twice since my partner and I would ask questions separately) right away, providing relevant details we hadn't considered, and sharing her insights on today's market, we couldn't be happier. I can say with 100% confidence I'll never work with another realtor until she retires!

My husband and I recently purchased our first home for our growing family and had an incredible experience with Zoitsa as our realtor. Zoitsa exhibited extensive knowledge of the market and the neighborhoods we were interested in, understood our buying objectives to help tailor our search, readily accommodated our demanding viewing schedule (due to us living in Vancouver at the time), and was extremely responsive and professional in her communication throughout the entire process. We are beyond thrilled with the property she helped us find and would whole-heartedly recommend her to anyone looking to purchase in Victoria! Thanks for everything Zoitsa!

As a fellow realtor, having someone on the other side of a transaction working hard for their clients to get over the finish line is crucial. I recently worked with Zoitsa and through the transaction process (my clients selling and hers buying) we ran into a few bumps in the road along the way and Zoitsa was such a pleasure to work with. We worked collaboratively to make sure that both of our clients were properly taken care of and so happy to finally complete on the sale. Collaboration between agents is so important for a smooth transaction. When choosing a realtor, working with someone who has strong local agent relationships and a positive problem solving manner is SO important. I can't wait to work with Zoitsa again in the future!

From the very beginning, Zoitsa stood out as reliable, thoughtful, and proactive. Her communication skills are top-notch; she always kept me informed and was incredibly responsive to my questions and concerns.
Zoitsa is deeply knowledgeable about Victoria's neighbourhoods and history, which was invaluable to me. We really enjoyed working with Zoitsa. We are new to Vancouver Island and didn’t know the various neighborhoods which Zoitsa has knowledge in. Zoitsa was patient, showing us numerous different properties, from apartments to townhouses and single-family homes. There was no pressure to sign anything until we finally found our perfect house in Fairfield. We couldn’t be happier with the service Zoitsa provided.

Currently living on the east coast but saving to buy my first condo back home on the island. Zoitsa connected me with a mortgage broker and sends me listings frequently so I can start planning. She checks in periodically and patiently answers all my questions knowing that I won’t actually be able to buy for quite some time. She’ll be my top pick when that day comes!
